Its development has been carried out for three years. The project was prepared by the Research Institute of Advanced Urban Planning. Based on the results of laser scanning of the territory, a digital cartographic database was created. The source data of more than 110 organizations and departments has been collected and digitized. 430 thousand Sochi residents took part in the public discussions.

– The project has been approved in 5 regional and 17 federal ministries and departments. This is the first time such an integrated approach has been applied. The approval of the main urban planning document of the resort has become the final point of our Year of Architecture, – said the head of Sochi Alexey Kopaigorodsky.

For the first time, the Sochi Master Plan has a social orientation. By 2044, it is planned to build and expand 624 social facilities. More than 770 hectares of the resort's territory have been reserved for new schools, kindergartens, cultural and health institutions, and sports complexes. It is planned to create several social clusters in the city at once, in which educational and sports institutions necessary for citizens will be concentrated, and points of scientific and technical growth will be created.

It is proposed to create an entire campus in the village of Dagomys on the basis of Sochi State University. In the Northern Cluster, which will appear in the Mamaika microdistrict, five kindergartens and a multifunctional sports complex will be built. The western cluster will be located in the area of Fadeev Street. Two schools, two kindergartens, sports facilities and a polyclinic will be built on an area of 8 hectares. Two social clusters with a total area of 23 hectares were formed on the territory of the village of Verkhny Yurt. They will house 4 schools, 9 pre-school institutions, the organization of additional education and sports facilities.

In the Year of Architecture, the subject of protection and the boundaries of the historical settlement were approved for the first time, which were also included in the General Plan. This will help preserve the architectural and landscape heritage of Sochi and ensure the balanced development of the resort and improve the quality of life of citizens.

The general Plan defined the further prospects for the development of Sochi as the largest balneological and mountain climatic resort in Russia. As part of the implementation of investment projects, almost 20 thousand hotel rooms are expected to be created in Sochi in the coming years, and in general, 77 thousand before the expiration of the new Master Plan, which will provide additional jobs and new points of economic growth. According to experts, by 2030, the total tourist flow in Sochi will reach at least 10 million tourists per year.
