A new hotel will open in the house of artists Korovin in the Tagansky district of Moscow

Moscow has entered into an agreement with an investor to lease a cultural heritage site in the Tagansky district under the “1 ruble per square meter per year” program. We are talking about a building located at the address: Tovarishchesky Lane, building 24, building 4. This is the house in which the artists, brothers Sergei and Konstantin Korovin, were born and lived in the 1850-1870s. The building is a designated cultural heritage site. This is the only surviving building of the Korovins’ estate. The investor plans to carry out restoration there and open a hotel. The Moscow Tourism Committee (Mosturizm) reported this on its website.

“The city entered into a lease agreement with the auction winner for a two-story building with a total area of 255.7 square meters and the land plot underneath it under the program “1 ruble per square meter per year. The contract was concluded for 20 years. After restoration and fulfillment of the necessary requirements, the investor will be able to switch to a preferential rental rate. This is the third agreement for the opening of a hotel under this program,” said Vladimir Efimov, Deputy Mayor of Moscow for Economic Policy and Property and Land Relations, as quoted by Mosturizm.

As noted in the message, in order to switch to a preferential rental rate (ruble per square meter per year), the investor must complete work on preserving the cultural heritage site within five years, as well as fulfill the requirements of the program: the hotel must undergo classification and receive a category from three to five stars, and the number of rooms must occupy at least 75 percent of the building area.

The company is currently preparing documentation to begin restoration work on the building. The facility will soon be connected to communications; they also plan to promptly repair the roof.

“Restoration will begin this year. A four-star hotel with eight rooms will open in the building. The interior design will be reminiscent of the former owners of the historical building - artists Sergei and Konstantin Korovin,” Mosturizm said.

According to the department, the expansion of hotel infrastructure through the “1 ruble per square meter per year” program has a positive effect on the attractiveness of Moscow as a tourist destination.

This program began operating in the capital at the end of 2022. It applies to non-residential buildings in need of major repairs and cultural heritage sites, with the exception of those that are in unsatisfactory condition. Entrepreneurs can participate in auctions, following which lease agreements are concluded with the winners.
