The resort has its boundaries defined; the territory includes 792 hectares, it is divided into 30 sectors with individual urban planning requirements. It included not only city architectural landmarks, but also multi-apartment residential buildings with historical motifs in the decoration of facades. The list of historically valuable architectural objects also includes a mosaic panel of the first block of the Trade Gallery, a stopping pavilion at the lower station of the cable car of the Arboretum Park, the area of the automobile and railway stations, the square and the building of the Central Department Store, the embankment of the Sochi River, the staircase from the Pushkin Library to the sea, the complex retaining walls of the Central Military Sanatorium named after Voroshilov. Historical urban landscaping has also received a special status.
– Approval of the subject of protection of the historical settlement for Sochi is a serious ideological achievement. In addition to 101 cultural heritage sites, its boundaries include 216 historically valuable buildings and structures that form the urban development. The preparation of the document was carried out jointly with the developers of the General Plan - it is integrated into the project and will allow maintaining a balance between the historical heritage and the possibilities for further development of the resort, - emphasized the head of Sochi Alexey Kopaygorodsky.
The subject of protection of a historical settlement establishes a zone with special conditions for the use of the territory and strict urban planning regulations. For all objects included in it, a major overhaul is possible without changing their basic volumetric-spatial characteristics and historical appearance. Planning and compositional axes, the silhouette of buildings, volumetric-spatial solutions and altitude characteristics of the historical center are also subject to protection.
