An artificial island with an area of 50 hectares is planned to be built opposite the Matsesta viaduct. The project includes the construction of 1.5 million square meters of real estate - hotels, apartments, and low-rise housing. It is planned to build a marina for yachts and a tower for IT specialists.

"We have been working on various options throughout the past year. In December, we signed a pre-design agreement with one of the oldest Sochi companies, Gor-proekt. Starting in 2026, we plan to begin construction of protective hydraulic structures," said Bulat Shakirov, founder and managing director of the Ostrov Pervy corporation.

The investment in the project will amount to one trillion rubles, and 10,000 jobs will be created. It is worth noting that there are already examples of artificial islands in Russia, created mainly for the purposes of ensuring navigational safety, for military or engineering purposes - for example, the island of Sukho in Lake Ladoga, the island of Turtle in the Sea of Azov, and the island of Bely in St. Petersburg.
