In the resort area of the city, it will be possible to create only objects of sanatorium and resort purposes. This order implies new local rules for urban planning, which will come into force on March 7, 2023.
- The sanatorium and resort industry is of great importance for our city. We pay special attention to its development, expanding opportunities for investment activities, but at the same time according to clear, regulated rules. In accordance with the changes made in the resort area, which will be fixed in the new General Plan, it is possible to build only sanatoriums and boarding houses. For existing sanatorium and resort organizations, their conversion into a hotel or apartments is prohibited, - said Inna Petukhova, Deputy Head of Sochi.
Local regulations now define the limiting parameters of hotel services, sanatorium and health resorts based on their distance from the Black Sea coastline. Urban planning standards are also supplemented with indicators of building density of territorial zones. Now the hotel service object cannot be placed on the entire area of the land plot owned by the copyright holder. The developer will need to leave a sufficient area for the park area, free from development.
